Buying property in Romania as a foreigner is simpler than most people expect. EU citizens have full property rights including land. Non-EU citizens can buy apartments and houses directly, and acquire land through a Romanian company. The entire process — from viewing to ownership — typically takes 4-8 weeks and costs 3-5% in fees.
Legal Rights by Nationality
EU/EEA Citizens
Full property rights since January 2014. Can buy houses, apartments, land, commercial properties — exactly like Romanian citizens. No restrictions.
Non-EU Citizens
Can buy buildings and apartments in their own name. For land, need to set up a Romanian SRL (limited company): costs EUR 500, takes 3 business days, requires a Romanian registered office (we can assist).
