Bucovina mountain region
Land opportunities in the Bucovina mountains of north-eastern Romania, with zoning, utilities and development potential to be verified case by case. English-speaking buyer support through Relora Imobiliare.
Land in the Vatra Dornei area and the broader Bucovina region falls into several practical categories: plots within or near villages (which may or may not allow construction depending on the zoning plan), agricultural land (pasture, hay meadows, arable), and forest parcels. The official zoning classification — and any applicable local urbanism plan — determines what can actually be built, what permits are required and how the parcel can be used. None of this should be assumed before being checked.
Two key Romanian terms to understand are intravilan (land within the built-up boundary of a settlement, generally with greater building potential) and extravilan (land outside the built-up boundary, typically agricultural or forest, with stricter restrictions on construction).
Land purchases in Romania carry more administrative and legal complexity than buying an apartment or house. Zoning classification (intravilan / extravilan), utilities availability, access road ownership and building permits must be verified with local authorities and a Romanian notary before purchase. We do not provide legal advice.
Foreign buyer rules can vary depending on citizenship, property type and land status. EU/EEA buyers generally have broader rights, while non-EU buyers may face restrictions for land ownership and may need to acquire through a Romanian-registered company. Always verify the exact structure with a Romanian notary and independent legal counsel before any commitment.
East Europe Property does not provide legal, tax, notarial or financial advice. Our role is discovery, listing review and introduction to our Romanian partner Relora Imobiliare for viewings and document coordination.
